We added soft washing to River Blue Services at the start of last year. If you're a long-time customer, this might be the first time you're hearing about it — which is exactly why this page exists.

Most of our customers still don't realize we offer soft washing. So we want to be straight about what soft washing is, what we do, what we don't do, how long it lasts, and what it costs. No fluff, no promises we can't keep.

What Soft Washing Actually Is

Soft washing uses low-pressure water combined with a specialized cleaning solution to remove algae, mold, mildew, and grime from exterior surfaces. Instead of blasting dirt off with high pressure — which can damage siding, paint, stone, and fences — soft washing lets the chemistry do the work.

It's the right approach for any surface that would be damaged or etched by a pressure washer, and for any cleaning job where you want the results to hold up longer than a pressure wash alone.

What We Soft Wash

Homes

Full exterior house washing. Removes algae, mildew, cobwebs, and built-up grime from your siding, stone, and trim without the damage risk of high-pressure washing.

Fences

Wood and composite fencing. Soft washing brightens the finish and kills the organic growth that dulls fences over time — without gouging or fuzzing the wood.

Decks

Wood and composite deck surfaces. Low pressure means we can clean the green slime and mold off your deck boards without tearing up the finish or raising the grain.

Looking to clean concrete? Driveways, patios, sidewalks, and pool decks get handled by our pressure washing service — soft washing isn't the right tool for concrete, and we don't want to sell you the wrong job.

What We Don't Soft Wash (Yet)

Cedar Siding

Cedar needs a different approach than the process we're running today. We don't want to over-promise on a surface we aren't currently set up to handle properly, so we don't wash cedar. If cedar is what you need cleaned, we'll be honest and tell you to look elsewhere for now.

Roofs — Coming Soon

Roof soft washing is a service we're actively working toward adding. We're not offering it yet because we want our roof process to be as refined as the rest of our work before we take your money for it. If roofs are what you need, reach out and ask — we'll tell you where we're at.

How We Soft Wash

The actual process — in the order it happens on your property

1. Property Protection

Before any chemistry comes out of the truck, we protect your property. Electrical outlets, light fixtures, and any sensitive substrates get covered or pre-wet so nothing gets contaminated during the wash.

2. Pre-Wet Landscaping

We water any plants, shrubs, or landscaping near the work area. Soaking them before we start dilutes anything that drifts their way and keeps your garden safe.

3. Apply the Cleaning Solution

Our proprietary blend goes on at low pressure — bottom-up — so the solution has time to work into the surface without running dry. Low pressure means no damage, no gouging, no forcing water behind siding.

4. Dwell Time

We let the chemistry do its job. This is where soft washing pulls away from pressure washing — the cleaner kills algae, mold, and mildew at the root instead of just knocking them off the surface. That's why the clean lasts.

5. Rinse (When It Helps)

Some surfaces look better with a final rinse. Others don't — the residual solution keeps working after we leave. We judge it per job rather than rinsing out of habit. And we always rinse down your plants and landscaping before we pack up.

One Honest Limitation

We do not work on walls where plants are affixed to the house. Vines and climbing plants get damaged by our cleaning process, so we skip those sections rather than hurt your garden. If your whole house is covered in vines, this probably isn't the right service for you — and we'll tell you that on the quote, not after we show up.

Plan for Your Windows After a Soft Wash

Here's something most soft wash companies won't tell you: any soft wash will leave residue on windows near the work area. That's true regardless of who does the job, because of how cleaning solutions interact with glass. Any company that promises their soft wash won't affect your windows isn't being straight with you.

We recommend scheduling a professional window cleaning after your soft wash. A lot of our customers bundle both services together for this exact reason — one truck, one visit, windows sparkling when we leave instead of streaky and spotted.

How Long Does Soft Washing Last?

Results typically last over a year. That's the honest answer — not "up to 10 years" or whatever the marketing pages say.

The reason soft washing lasts longer than pressure washing is that it kills the organic growth at the root instead of just removing what's visible on the surface. When you pressure wash algae or mildew off siding, the spores and roots are still there — they just grow back faster than they would with a proper soft wash.

How long your specific job holds up depends on shade, tree cover, humidity, and how aggressive the growth was to begin with. Homes in heavily shaded areas with lots of trees may see new growth sooner. Homes in full sun may go longer. We'll tell you what to expect based on your property, not a generic number.

When to Schedule Your Next Soft Wash

Watch the north-facing walls. In Central Texas, the north side of your house is the first place where algae and mildew come back, because it gets the least sun. When you start seeing green or black streaks reappearing there, you're due.

Bundle it with other exterior work. Many customers schedule soft washing alongside their annual window cleaning, gutter cleaning, or before a major event. One crew, one visit, everything handled.
